Terms, house rules & legal notice

1. Booking terms

  • A booking is confirmed once the 50 % deposit is received; a written confirmation (e-mail or WhatsApp) is then sent.
  • Prices are in CFA francs (XAF) per night, all described services included; euro amounts are indicative.
  • Payment: 50 % deposit when booking (Orange or MTN Mobile Money, bank transfer or another method offered), balance on arrival at the latest. Any transfer or exchange fees are paid by the guest.
  • Security deposit: 100,000 FCFA on arrival, refunded within 48 h after the check-out inspection, less any damage, losses (keys, equipment) or repair costs.
  • Check-in from 2 pm, check-out by 12 noon; valid ID required on arrival; inspection at check-in and check-out.
  • Maximum 4 guests per apartment, 2 guests for the studio option.

2. Cancellation and changes

  • Free cancellation up to 72 h before arrival: the deposit is refunded in full.
  • Cancellation less than 72 h before arrival: half of the deposit is refunded; the other half can be kept as a credit valid for 12 months.
  • No-show: the deposit is converted into a credit valid for 12 months.
  • Date changes: free, as often as needed, up to 72 h before arrival, subject to availability.
  • Early departure: unused nights beyond the first night are refunded or converted into a credit.
  • Stays of 30 nights or more: free cancellation up to 14 days before arrival, then the rules above apply.
  • Force majeure (cancelled flight, illness, death of a relative, with proof): full refund or free postponement.
  • If Sam's House has to cancel, you are refunded in full within 7 days. All refunds are made within 7 days using the payment method of the deposit.

3. House rules (summary)

  • Visitors until 10 pm; no overnight guests without prior agreement; no subletting.
  • No parties or events; quiet hours 10 pm – 7 am.
  • No smoking indoors (balcony allowed); illegal substances strictly prohibited.
  • Pets welcome if declared when booking.
  • Lock doors and windows when you leave; lost key: 20,000 FCFA plus lock replacement if needed.
  • Switch off the air conditioning when leaving; report any leak immediately; log out of your personal streaming accounts before departure.
  • Breaches of the rules may end the stay without refund of remaining nights and with retention of all or part of the security deposit.

4. Privacy

Data controller: OverBrand (Douala, Cameroon) – contact@sams-house.com. We collect identity and contact details, booking data and payment references (card data is processed by payment providers only) to manage bookings and stays, answer your messages and meet legal obligations. Data is shared only with our service providers (Squarespace, Smoobu, WhatsApp/Meta, Tawk.to, payment providers, booking platforms) and is never sold. Outdoor areas are under CCTV; there are no cameras inside the apartments. You have the right to access, rectify, erase and object (Cameroonian law, GDPR, Swiss FADP): write to contact@sams-house.com.
